Fiji's capital city is a mix of modern, single dwellings and old architectural styles reminiscent of its past as the centre of British administration in Fiji.

Heritage homes with the architectural hallmarks of the colonial era are evident in Toorak, Rewa St, Domain and Ratu Sukuna Rd and the neighbourhoods surrounding the CBD such as Flagstaff, Gordron St, McGregor Rd, Ratu Sukuna Rd, Domain, Knolly Street, Pender St, Denison Rd and Rewa St, though these areas generally have a mix of old and modern property types.

Suva contains four integrated townships-Lami, Suva, Nasinu and Nausori, with about 30,000 properties (mainly residential), according to the Fiji Institute of Valuation & Estate Management.

Nakasi has a large inventory of free-standing, single dwellings and is one of the most established vicinities in The Greater Suva Area, and the limited supply of housing against huge demands has often hiked property prices.Over the past 10 years, housing stock has remained slow in the Greater Suva Area in the face of huge demand, and the Housing Authority of Fiji has been the key supplier of small to large housing developments in areas such as Raiwaqa,Caubati, Tacirua East, Wainibuku and Nepani.

All the wards of the Greater Suva Area  have business districts with supermarkets, commercial buildings, parklands, schools, places of worship, educational institutions and the usual marks of flourishing residencies, including proximity to Suva’s CBD, the seat of governance and civil society.

Muanikau Ward includes Ratu Sukuna Rd and Domain and is amongst the leafiest areas in Suva. With proximity to the waterfront and CBD, homes in the area are amongst the priciest in Suva, with its residents including high ranking Government officials and members of the diplomatic corp. Rt Sukuna Rd and Nailuva Rd have generally noted higher real estate sales for houses within the Muanikau ward.
