Fiji’s second city is renowned for its large residential inventory in a country battling a relative housing shortage. Its CBD is spread along the beautiful waterfront, with neighbourhoods in proximity included Simla and Vomo St. Simla commands hill, leafy terrain and generally the most affluent neighbourhood, with a wide selection of double-storey, concrete homes. Some of these list for as high as $990,000 for a three-bedroom property, or $430,000 on Freehold, with walking distance to Lautoka Hospital (the largest in Fiji’s Western Division), the city’s botanical gardens and biggest children’s park.

There are standards, 2-bedroom homes that list for $220,000 at Ram Asre Rd and 3-bedroom homes selling for $235,000 at Balawa, which are further afield from the CBD but retain generous sea views and proximity to the city’s golfing greens and a host of primary and secondary schools. Kashmir and Field 40 provide a wide variety of homes, with some listing for $130,000 and down to $195,000. Larger homes are prevalent at Tavakubu (around $699,000) while wooden homes can also be found at Naikabula

Saweni and Waiberatia are farming communities located along the Queens Rd, on the city’s outskirts and also offer a wide residential variety, where a 3-bedroom house can list for as low as $170,000 and further down to $78,000. Naikabula is located on the CBD’s outskirts along the Kings Rd to Ba Town, and homes in the area have been known to list for around $210,000. Nearby neighbourhoods include Lovu and retain proximity to convenient facilities, though planted in much quieter surroundings. The hilly terrain of Saru has a prevalence of farm houses suitable to the area’s large agricultural base, while concrete homes can be found dotted all over Natabua. Houses for sale in Lautoka cover differing topographies, and there is a minimal provision of waterfront houses for sale, as the areas of Natabua Seaside and Navutu are still classifieds as informal settlements, while the nearby CSR homes are part of the Fiji Sugar Corporation’s residential compound.
