As a cosmopolitan hub, Suva is a mecca for executive apartments that cater to the city’s large expatriate community. Many of these are prevalent in the neighbourhoods that surround the CBD, such as McGregor Rd, Knolly St, Bau St, Ratu Sukuna Rd, Denison Rd, Grantham Rd and Pender St.

Within the CBD are residential business rentals such as Quest Suva (an Accor property) Elixir and Studio while the seaside vicinity of Laucala Bay includes apartment blocks such as Suva Point Apartments, Darba and Ambassador. The leafy area of Domain and waterfront township of Lami also have an inventory of flats with proximity to convenient utilities. 

The hilly neighbourhoods of Princess Rd boast magnificent views of Suva Harbour and are home to growing crop of gated apartment blocks while nearby Tamavua has long established upmarket units in Viti Tower and Capital Hill Apartments. 

Flats for lower to middle income earners are prevalent at Government-funded residential housing around Raiwaqa, Davuilevu, Valelevu. These are often double-storeyed, 2-bedroom units constructed in rows with small compounds that are leased from the Housing Authority of Fiji and Public Rental Board. 

Nailuva Rd, Rewa St, Samabula and the Laucala Bay area include has a large inventory of private properties and houses-turned-hostels that are leased to attendees of the nearby University of the South Pacific, making this one of Suva’s biggest markets for student flats. 

Generally, flats and apartments make up a considerable percentage of Suva’s residential inventory in Nakasi, Laucala Beach, Samabula and Raiwai, as attractive rental returns and a housing shortage has led many private home owners to sub-let a unit of their houses for desperate tenants. There are many homes in these areas that are separated into two and more residential units.
