HEXAGON DELVE INTO MAJOR CROSS-SECTION PROJECT

The Hexagon Group has always had a knack for being ahead of the game, with its hotels grabbing the finest of locations; Nadi’s, Martintar & Wailoaloa, Nadroga’s Yadua Bay, and Suva City’s CBD.

It’s little surprise then that it’s staked one of the last remaining Freehold sites along the bustling Suva-Nausori corridor, with the historically missionary centre of Davuilevu now home to Hexagon’s latest grandeur, Vitivou Estates.

This lifestyle precinct encompasses 27.29 acres and has sparked momentum in Nausori, home to the Central division’s sole airport and a meeting point for indigenous society, as it straddles the provinces of Rewa, Tailevu and Naitasiri.

Spread along the Kings Rd, Vitivou has quickly risen since beginning construction in late 2016, with substantial civil works and the site already filled and compacted to raise the height of its platform.

This is the first, major cross-section development for the Hexagon Group- founded in 1982 by former corporate bank, management consultant and Parliamentarian, Hafiz Khan and overseen by tourism figure, Dixon Seeto, as Group managing director.

After amassing housing, commercial and multi-dwelling developments, the Group forged into the tourism sector with reputable hotel properties– the latest of which is the breath-taking Yadua Bay Resort & Villas outside Sigatoka. And from its packed portfolio, Vitivou Estates peaks as Hexagon’s first major cross-section project.

The first stage of its mixed commercial and residential lots are expected to be completed by April 2017, and from the five, Lot 1 spans an area of 3,276m2, as the site of an expansive, commercial complex designed by renowned architectural firm, Design Hut. This building will house retail spaces and a convention area, with construction undertaken by Cope Construction.

“The complex has been designed by keeping in mind the space requirements of commercial tenants and will consist of a modern 2-level structure, with the ground floor offering a spacious supermarket letting, eight retail shop spaces and lots of parking areas,” confirmed Bimal Prasad, Manager Property Development for the Hexagon Group.

“The top floor will offer a large hall space with kitchen- therefore ideal for conferences, weddings and other functions, and an additional six retail shop spaces.”

And on residential front, Hexagon has been more than generous, with 144 lots on the market. Nineteen of these lots encompass 800m2 of land area ranging from 500m2 to 550m2, for which several have already been sold.

“The remaining lots are up for sale, from a starting price of $155,000 (+VAT) for lots in Stage 1,” noted Prasad, adding that out of the total lots in Stage 1, only a few of the lots measuring 800m2 lots and 500m2 – 550m2 remained up for sale.

As an incentive for buyers, lots have also been retailed as land and house package deals.

“This has been done to cater for home buyers who prefer to avoid going through the hassle of designing, building, and supervising etc., and would rather prefer purchasing a package deal that would provide them with a ready-built home to live in.”

These packages offer residents with two types of proposed concept designs for residences- single, storey 4-bedroom residences and an upmarket 4-bedroom residence spread over two levels.

“A number of other concept designs are being looked into, to suit varying budgets, while the sale price of these package deals depend on what design a buyer chooses.”

The provision of Vitivou’s commercial and residential mix is a beneficial undertaking that encapsulates the demands of modern, urban living; proximity to convenient facilities, land packages that remove dreaded fuss and spacious living in a highly-sought location.

The estates are a 5-minute walk to Nausori Town, situated across the Rewa River. The Nausori-end of the Suva-Nausori corridor is thronged with a colourful mix of zigzagging neighbourhoods, worship centres, commercial properties, educational institutions, and with little room for expansion, Vitivou is a major snip whose mix-use development reflects the growing sophistication and lifestyle of the locale. This also perfectly complements the widening visitor market enabled by the nearby Nausori Airport’s expanded air routes, and providing a particularly high point of convenience for business travellers and the MICE market in Suva, the headquarter of many regional organizations.

As a showpiece of elegant living in one of the Central division’s most dense areas, Vitivou is an evident mark of the evolving lifestyle needs of the resident population by proving that upmarket existence on Fiji’s main island is no longer confined to Suva, Nadi and other tourism centres.
