Ba is an early expatriate settlement that was formed around the opening of the Rarawai Mill in 1886. The mill was established on the banks of the Ba River and around it grew the the residential areas of Rarawai, Vatulailai and other neighbourhoods that housed the mill’s European workers and a large host of indentured labourers- and later- traders from India.

Varadroli is the town’s highest peak and most affluent neighbourhood, with houses belonging to some of the town’s most eminent business families, and boasts great panoramas over the surrounding areas and towards the mountains. Properties here are typically double-storey concrete structures, with nearby parklands and educational facilities making it an attractive precinct.

Cheaper houses on the selling market can be found in areas further afield from the Ba CBD, such as Raviravi, where a three-bedroom house can be obtained for as low as $250,000. In Korovuto, residential listings include farmhouses for $95,000, while farmhouses are also prevalent in Ba, for around $90,000. Vatulaulau lays on the banks of the Ba River, across the CBD, and has listed concrete, 2-bedroom homes for $150,000. The industrial stretch of Yalalevu lays along the Kings Rd before the CBD and has homes that list for $300,000, with proximity to Govind Park, the Ba Football Academy, Ba Mission Hospital and Xavier College, one of the country’s most eminent educational centres.
